Welcome to Rove Living. These Terms and Conditions govern your use of the Rove Living website and services. By accessing this website, submitting an inquiry, or booking a stay through this site, you agree to comply with and be bound by the terms outlined below. This agreement is between you and Rove Living, a provider of short-term rental accommodations.
Please read carefully before proceeding with any reservation.
All Rove Living reservations are for short-term lodging only.
Stays are temporary in nature and do not create a lease, tenancy, or landlord-tenant relationship, regardless of the length of stay. Guests do not acquire residency or tenant rights.
All stays are governed by Rove Living’s Short-Term Occupancy & House Rules Agreement, which must be accepted and signed prior to check-in. That agreement is incorporated into these Terms by reference. In the event of a conflict, the Occupancy Agreement controls.
To book with Rove Living:
The primary guest must be at least 23 years old
A valid government-issued ID is required
Identity verification required prior to check-in
Additional screening may apply, including for local bookings
Rove Living reserves the right to deny or cancel any reservation that does not meet screening requirements. Screening decisions are final.
All reservations are subject to approval.
Guests are responsible for providing accurate information and for the conduct of all members of their party. Providing false, misleading, or incomplete information may result in cancellation without refund.
Guests agree to follow all house rules provided before and during the stay, including but not limited to:
No parties, events, or gatherings
No unregistered or unauthorized guests
Respect quiet hours, neighbors, and the community
Follow all property rules, building rules, and applicable laws
Violations may result in fees, cancellation of the stay, or removal from the property without refund.
Each property has a maximum occupancy that must be followed at all times.
Day visitors must comply with house rules. Overnight visitors are not permitted without prior approval.
Full payment or a deposit may be required to confirm a reservation.
By booking, guests authorize Rove Living to charge the payment method on file for applicable charges, including but not limited to:
Property damage
Excessive cleaning
Missing or damaged items
Smoking violations
Unauthorized guests
Late checkout
Rule violations
Cancellation policies are disclosed at the time of booking.
Direct bookings follow the cancellation policy listed on the booking page
Non-refundable bookings are final
No refunds are issued for early departure, rule violations, or terminated stays
Guests must follow the stated check-in and check-out times.
Late checkout without approval may result in additional fees.
Check-in instructions and access details are provided electronically.
Rove Living is not affiliated with or managed by on-site leasing offices, building staff, or HOAs.
On-site staff do not manage reservations and do not have information about your stay. All questions, concerns, or issues must be directed to Rove Living directly.
Amenities are provided where available and are not guaranteed.
Temporary outages, maintenance, or repairs may occur and do not qualify for refunds. Rove Living reserves the right to access the property for maintenance, inspections, or emergencies when necessary.
Guests assume all risk associated with use of the property and its amenities.
Rove Living is not responsible for loss, theft, or damage to personal belongings. Guests are responsible for the actions of all members of their party.
Rove Living reserves the right to terminate a stay immediately for violations of these Terms, house rules, or applicable laws. Guests must vacate the property immediately upon termination. No refunds will be issued.
Guest information is used solely for booking, screening, and operational purposes. Rove Living does not sell personal information.
These Terms may be updated from time to time. The version in effect at the time of booking applies.
